Maintenance Assistant

The primary function of this position is to assist the Director of Environmental Services in all maintenance functions and plant operations in accordance with all federal, state and local standards, guidelines and regulations, and, as directed by the Director of Environmental Services and/or the Executive Director so as to ensure the facility is maintained in a clean, safe, orderly comfortable and attractive manner.

Pay: $15.00 - $16.00 per hour

ESSENTIAL FUNCTIONS OF JOB

GENERAL

  • Handles general maintenance requirements of the facility, including but not limited to, painting, plumbing repairs, HVAC repairs, grounds keeping, carpentry, and electrical as directed.

  • Assists in keeping the facility free from refuse and litter.

  • Keeps traffic areas free of ice and other traffic hazards.

  • Assists in receiving and distributing deliveries as directed.

  • Replaces all bulbs and ballast in all lights in the facility.

  • Assists in moving furniture for the residents and to meet facility needs.

  • Maintains grounds free of refuse and litter.

  • Mows lawn and tends to landscaping during respective seasons.

  • Keeps traffic areas free of ice, snow and other traffic hazards by plowing, shoveling, and salting during respective seasons.

  • Applies the facility preventative maintenance schedule.

  • Serves on various committees as assigned.

  • Completes work orders as assigned.

  • Adheres to, upholds and enforces all facility policies and procedures.

  • Assists with set up and breakdown of special function arrangements.

ADMINISTRATIVE

  • Maintains logs of preventative maintenance program.

  • Attends department meetings and educational programs as directed.

OTHER DUTIES OF JOB

  • Assumes all other duties as assigned.

  • Maintains confidentiality of information.

  • Actively participates in all aspects of overall facility management and is thus cooperative with co-workers and peers.

  • Maintains a professional, customer-oriented demeanor at all times.

  • Represents the facility in a positive manner.

SUPERVISION RECEIVED

Receives instruction and supervision from the Director of Environmental Services.

QUALIFICATIONS

EDUCATION/TRAINING

High school diploma, G.E.D. equivalent or graduation from a technical school

WORK EXPERIENCE

  • Knowledge of HVAC, plumbing, electrical, carpentry and general labor.

  • One (1) years of experience in field or related field in a healthcare setting.

KNOWLEDGE, SKILLS AND ABILITIES REQUIRED

  • Must be able to speak and understand the English language in an understandable manner in order to carry out essential functions of job.

  • Must possess ability to function independently, have flexibility and the ability to work effectively with residents, co-workers and others.

  • Must possess effective communication and interpersonal skills, particularly in dealing with elderly and ill populations, health care providers and community services.

  • Must possess ability to maintain confidentiality in regard to resident information and records.

  • Must possess general knowledge of care and procedures used to assist residents in daily care and comfort, utilizing all safety procedures.

  • Must possess knowledge of and the ability to use proper body mechanics to meet physical job demands.

  • Must possess ability to interact effectively with residents and their families and assist in providing emotion and social support.

  • Must possess knowledge of and the ability to properly record, chart and document necessary information as required by established policies/procedures.

  • Must possess knowledge of federal, state, county and nursing home policies and procedures as they relate to activity personnel and care of residents.

  • Must possess knowledge of infection control and universal precautions and the ability to apply same to essential job duties.

  • Must possess excellent organizational skills and the ability to accomplish several duties and meet schedule of various departments regarding resident care.

PHYSICAL DEMANDS OF JOB

  • Must meet the general health requirements set forth by the policies of the facility with a medical and physical examination.

  • Must possess sight and hearing senses or use prosthetics, which will enable these senses to function adequately so that the requirements of the position can be fully met.

  • Must be able to walk, sit for extended periods of time, bend, lift and carry up to fifty (50) pounds and occasionally push carts weighing up to one hundred (100) pounds.

  • Required to reach, handle and manipulate equipment frequently.

  • Moves intermittently throughout the workday.

  • Works in and around all areas of the facility.

  • Is subject to frequent interruptions and must then adjust schedule accordingly.

  • Is subject to falls, burns from equipment, reactions from smoke, disinfectants and other air contaminants.

  • May be subject to handling of and exposure to hazardous chemicals.

  • Is subject to exposure to infectious waste, blood and body fluids, diseases, conditions, etc., such as TB, AIDS, and Hepatitis B viruses.

  • May be subject to emotionally distraught residents, family members, visitors, personnel, etc. and must possess the ability to cope with the stresses of the environment.
